High equity, absentee and vacancies are very common and everyone mails them.Maybe go to a local courthouse to pull recent divorce filings or eviction filings to target what may be tired landlords, though for all I know you can buy those lists as well.Let me add to this handsome feller's response.You should look into SEO leads.There is nothing better than a lead that is eagerly wanting to sell to YOU... so much so that they are the ones looking for you instead of you looking for them.People chase me, hunt me and harass me non-stop to please come by and make them an offer.Those leads are called inbound leads, and when you get these you will be shocked how different it all is compared to outbound leads.

If you keep sending mail to someone that specifically told you to stop or remove them from your list then you are harassing them and soliciting.

In fact, if the communications are unsolicited, repeated, and commercial in nature (as you are running a business) you are at risk of being sued for TCPA violations, where the "sellers" you are harassing can bring private party action against you for between 500-1500 per incident.

We have one sub-tenant that has lived in our unit for ~7 years (because, rent control) and the atmosphere has gotten tense recently due to false claims of harassment he's submitted to the SF rental board (e.g. saying we tried to wrongfully evict him, or that my partner is unresponsive to his request).
