The house is now embarrassing to us, in it’s current state, for even offering it up to new renters.

They feel embarrassed or don't want confrontation when you are after them, text allows for communication without that sense of intimidation.

Many embarrassing things have been said that were deeply regretted after having too much to drink at holiday office parties.

Several people have mentioned "messaging" in this post, and I am embarrassed to say (I am an IT professional) that I do not know what that means in the context of Bigger Pockets. 

Not so much for people to read and comment on and all that blather, but shoot, if I write it down and it's public, even if no one sees it, I will know it's there and won't want the embarrassment of failure.And @Sam McPeek and @Troy Fisher - thanks so much for the very specific references on Dave Ramsey and the mindmapping / SMART goals - those types of things seem to suit me very well and are great, ready-made systems that I can plug-n-play and start creating results.

(I read or heard somewhere that if you are not at least a bit embarrassed by your first offer, then you probably offered too much!  

He's actually licensed and works at a property management company that has employees, etc.Dave is quite astute; I really didn't want to get Dave involved; because I think the issue is a bit embarrassing to reveal to a new property manager.

"Hey, I'm about to file an eviction, that'll cost me $100 and go on your Record, etc. and it'll take 2-3 weeks before the sherif puts your stuff on the curb, but if want to save all that embarrassment and can be gone in a week and leave the place clean Ill give you. $200 when I get the keys and do my inspection" or whatever amount.

But it seems like she is embarrassed by the situation. 

In each case, I was the first one contacted to make an offer, and the seller then goes to the other party as they are embarrassed to come back to me for a higher offer, which I may have done.
