I plan on doing a neutral paint color like beige on all the walls, white trim & ceilings, and LVT everywhere on the main floor (except the living room).

There are some bare walls here an there that could use a pop of color.

I would generally say if more than 10% of your potential investors are going to be asking about it, it should be in the offering memo.That being said, I have seen one page word documents used to raise over $10mm and I have seen 40 page, full color with professional photos, etc.  

You simply can't effectively work around a spider nest of wiring, piping, ducting, with cramped space to really address vapor installation plus new passive ventilation modification.  

And then you end up with narley colors, gloss finishes in bedrooms, and paint slathered all over the corners of ceilings and trim.
