Lender wanted homeowner to sign something to recieve the funds.

Whether you've lent money for an individual project, or you've invested in some sort of fund / group, I'd like to hear about your experience! 

Greatly increased lending capital by transitioning from a ‘blind pool” fund to a series LLC / syndication model where investors know the property lending deal before committing to any loan and can “pick and choose” whichever loans they do or do not want to participate in.  

I would caution against using security deposit funds during a tenancy if you can avoid it; you want all the funds available at move-out in case you need them. 

I’d love to hear from others who have successfully raised funds for similar ventures and any advice on structuring such a deal.

we did the first 3 in a 18 month period we used internal funds so no debt.. these were 350k to 400k all in projects.. so U need cash to be a spec builder or you need investors if you dont have cash..

What types of IRS/CPA approved payments are working well for rents to LLC entities to keep personal and business funds from co-mingling? 

@Collin Luckett  Just adding, if you have the ability to fund with your HELOC, it would be far cheaper than PML or Hard money.
