Fact is, from the experience angle, most street level folks simply do not have the experience to rep and warrant back to a lender on these types of assets.

(note: i've seen people talk about the fact that the title is no longer warrantable from the original title company if you do this, but if you have owned the property for a while in theory there should be no title issues that you don't know about already)

The extra money I make during the summer months charging top dollar on the STR market is way too little to warrant the extra headaches if I did not enjoy hosting. 

What the seller gave you isn't anything at all.The asking price if you like the area would warrant further property evaluation even though numbers are off.
