Streamline.

The day-to-day management works pretty well but my turnovers are not streamlined.

If you do choose to use the FHA 203k loan, try to use a stream line loan so there is less red tape. 

@Reginald Moore  I can understand your willingness to provide customer service to your tenants whenever possible, but the bottom line is by manually providing a receipt you are duplicating effort.Many of us work full time in addition to managing our properties, and seek every manner in which to streamline and systematize our business. 

I want to simplify and streamline our processes so we can move through these quickly and flawlessly (barring extenuating circumstances). 

Preferably minimal work needed maybe just some updates or streamlining on the business side.

Just not something that is harder to get at (I-bond) or can lose value unexpectedly such as stocks/bonds/crypto/gold.
