Finally pulling the trigger after years of wantrepreneurship

Good evening everyone after years of wanting to pursue real estate as an investment vehicle I'm finally in a position to do so. My journey began in 2014 shortly after joining the military when I stumbled upon BiggerPockets. I've listened to every podcast twice, run countless mock analyses, and almost entered into a 3 way partnership between other service members to purchase a REO.

4 years later and I have yet to do my first deal. That’s okay just more time to research and prepare. Now I’m married and out of the service and have a nice nest egg to start my journey with.

So I’m calling all Atlanta real estate professionals if you have any colleagues with a deal you can recommend please let me know.

I’m looking for multifamily properties in east and north Atlanta area. Preferably minimal work needed maybe just some updates or streamlining on the business side. Ideally it would be a C property in a B neighborhood or vice versa. However I’m not opposed to other deals. I really love unique deals such as maybe a four plex with mixed zoning on a good size lot with room for additional units. Not opposed to any deals. Price is relative to the property but preferably under 300K.

Any tips are words or wisdom are appreciated.
