Will never ever goo back to just first/deposit.From an underwriting standpoint, the more skin in the game the tenant has in it from the beginning the easier it will be for the landlord to have them fulfill the obligations of the lease.

Is this something you can control in the contract - a clause indicating the amount of time needed to fulfill the purchase (aka found your investor to assign the property contract to)? 

"Fair Housing Act".....did you ask for their sexual orientation, age, sex, race, religion, marital status....etc?

I think your best bet is to live there for a while and fulfill whatever requirement the loan stipulates.

I believe there is a lot of truth to the idea behind self-fulfilling prophecies when it comes to business.

If it's a Foreclosure Judgment, doesn't that mean the ruling has already been made and the property is the item being sold to fulfill it.

We used to put in our lease if tenant fulfilled a two year lease we would refund them $600 at end of lease, that way if they did not finish lease they did not get rebate.We stopped doing this when I realized I would rather they go month to month after first lease, even good tenants can go bad.
