If you are just at or right under market, it rings off the hook.

In some parts of town in my area, I simply put a "for rent" sign up and the phone starts ringing off the hook.

Rarely did a day go by when my phone didn't ring with someone that was going to solve all of my problems as a banker by buying my distressed debt at 30% of it's value.

If no one is calling you're priced too high, if your phone won't stop ringing you may be priced too low...it's impressive you found something that cash flows at all in the twin cities, I'm shocked by how expensive everything has gotten there

I'm still fairly new to wholesaling but this definitely keeps my phone ringing for right now.

Maybe it's just the suburban sprawl and the fact that you can't walk to anything unless you're in the much maligned 'inner ring.'

I recall a few of those authors Brian, can't say I read any of it, but it rings bells.

BTW, my building is in a 2nd ring suburb of `Minneapolis.  

(NOT THE OCCUPANTS)Once all this is done, I now  pronounce us Landlord and Tenant, give them the  ring, (key ring with keys of course) and our marriage (contract) has been completed, and most times I even get a hug at this time.
