buying on the fringes of a bad neighborhood
I have been looking and i think i found a property i can move on it pretty immediatly. Its pretty inexpensive its will provide a decent amount of cashflow i am in the position to get it with no money down i am going to house hack for a bit. My question is the neighborhood isnt the best. Ive looked at crime maps. And there is a hood amount of crime in the area but almost non of it is localized near the home a few are but the majority of the crime is a few blocks down. Its right near the train tracks that seperate the good neighborhood from the bad
Is the bad neighborhood enough to not buy it or is it ok because its on the fringes of a bad neighborhood? And not in its core

Bradley Pietrzak sorry to hear it fell through. For my two cents, as someone who grew up in Minneapolis, there really aren't any truly "bad" areas in MSP...especially when you compare it to places like Philly as you noted. If the schools are at least a 5 and you feel safe in the area, no bars on windows, you will prob be ok. I find it intriguing the areas of MSP that are labeled "bad."
Before I buy anywhere, I like to post a dummy ad on craigslist with pics from MLS or my tour to see what kind of tenants I can expect. You may want to do this as practice on this one even though the deal fell through. If you can only attract undesirable tenants, you might want to pass as that is a sign the area might be more trouble than it's worth. The dummy ad will also help you get an idea of realistic rent pricing. If no one is calling you're priced too high, if your phone won't stop ringing you may be priced too low...it's impressive you found something that cash flows at all in the twin cities, I'm shocked by how expensive everything has gotten there
