In other words if your monthly obligation is 3,000 then you should have 18,000 ( 6 months) in reserves because even if you line up business right away it takes 2 to 3 months to close.Before you move to your next firm you need to define what kind of real estate you want to do.Residential ( working with investors, working with homebuyers, short sales, new home subdivision sales, leasing, etc.)OR CommercialYou need to find your path first or you are spinning wheels going nowhere.

Rolling commissions is also setting up a series of sales, to me, where you may spin off other properties to leverage other transactions, listing agent on one, selling on another, and you could go further with Multi-s as receiving commissions on an ongoing basis with the PM for years of management, now that rolls.
