Send a similar letter or postcard to your neighborhood.Websites are worthless anyway if you don't have a means to drive business to them.

I just send a few postcards out and get a decent response.REI clubs have the a lot of people looking to get info for free.

To do this I am planning to start  a direct marketing campaign with a minimum of 200 contacts and to use yellow letters as my first contact and postcards for my second contact.  

Any agents out there have success mailing out post cards for listings?

I started with little money and spent the bulk of It on bandit signs, the rest on business cards, postcards, and a cheap cell to use for wholesales and networking only.

I Just sent out my  first batch of small yellow text postcards using yellowletters.com to about 1200 individuals with with equity ranging from 30-100 percent in there homes. 

I got about that same with the postcards I sent out.

I received a postcard in the mail for the property that is right next to the house we purchased to flip.

What sort of response rate are you all getting from direct mail postcard marketing campaigns assuming the list isn't over saturated, and what are the percentage breakdowns of your responses between phone calls and web leads?
