Maybe you can set up a mini-vacation where you can take a tour of some target areas with an agent.

Regular tour buses on 24th st. hitting the murals.

Going directly to the maintenance mgr would save a couple of back and forths, but it hasn't been bad dealing with the Elite PM folks for me,I visited several properties on my visit/tour.  

Thanks @Douglas Skipworth @Derrick CraigI am planning a tour of memphis on the 30th (next week) and then heading up to Nashville area for a few days.  

So, for a buy and hold strategy, it doesn't benefit me to be an agent (except for on-demand touring) for all those properties.

But, I can appreciate your desire to be remotely accurate by even posing this question.At the end of the day, your best bet is to meet with contractors to tour properties.

A tour of the property, a 5 bed, 2 bath, one stall located in central Minnesota. 

Hang-up is the HVAC unit is from 1999 and wasn't working when I toured.  

ONe way I have solved the problem of having to show to lots of people is by making a simple 5 minute video tour of the property that I made with my inexpensive camera (me walking through the property, talking briefly about the features of each room, etc.) and posting on you tube.
