And I used hard money through Angel Oak.

Chicago REIA often has meetups in Orland Park and Oak Lawn lead by Andrew Holmes.  

Best locations are brewerytown, northern liberties, temple university area (north philly), university city, south philly, but up and coming is West oak lane.

I am not familiar enough with the Houston market to say what kind of down payment will be required to achieve cash flow.I’ll give an example property. 13357 Water Oak LN is on the market for 325K.

Seems like a bluff, but is a text message saying that I'm allowing him to break the lease sufficient, or does an actual legal document need to be signed?

We were told to look at Oak Park, but it has been “up and coming” for a while and the rent is too cheap to pencil out.We ended up finding a house that was cosmetically challenged but in otherwise working order.

Roseville, Madison Heights, Ferndale, Royal Oak,  we have never had problems like this person is having.That's a shame. 

I'm looking at duplexes or four plexes in Knox-Henderson, Oak Lawn, M-streets, Lakewood.

If the tenant says that he will move out over 2-3%, call his bluff.
