Investment Info:

Single-family residence fix & flip investment.

Purchase price: $150,000
Cash invested: $200,000

Still in the process of flipping. Ended up being a new construction.

What made you interested in investing in this type of deal?

Working in real estate for a few years and decided to become an investing agents since I had somewhat of a disposable income.

How did you find this deal and how did you negotiate it?

It was for sale by owner, found it on Zillow.

How did you finance this deal?

I used hard money from a local lender in Georgia.

How did you add value to the deal?

Rebuilt it from the ground up and subdivided the acre into 3 smaller lots

What was the outcome?

Still going through the process, but I subdivided it and made it into 3 lots.

Lessons learned? Challenges?

Dont fund so much of the home without getting approvals from planning and zoning.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Im a licensed realtor. And I used hard money through Angel Oak. They weren't spectacular but they got the job done.
