So now I am using QB Pro Desktop and would recommend this to anyone over the other options.

I am using a VA loan, so i will live in it until the end of the year, then i will go back to my other VA loan property when my current tenants leave.

The the tenant vacated the apartment this past weekend (again as agreed upon) and now I can contact the court today and cancel the upcoming court date.I'd say that was a pretty successful negotiation (without getting burned or slipping up ;)I have to say I'm still quite amused at how quickly some investors / landlords are quick to give up without even trying to re-coop money that is owed to them.Don't let the naysayers stop you.

I am using Zillow, Trulia and rentometer for my basic research.

I much prefer to hold it in landscape but I also like to see the data on the post.As far as hardware/software go, I am using an iPad Air with iOS 9.3.1.  

I am using Quickbooks Payments, it's $.50/transaction and they pay off an invoice, so they either pay the amount due or not at all- no partial payments.
