I've had to fix 2 toilets, multiple sinks, microwave, door hardware, stove burner ring replacements, window AC units, and random other crap.When this stuff happens, it's often late at night (when tenants are home the most to wear crap out) or during the weekends (again, when tenants are home the most using these things).

And do you have some sort of script prepared for when your phone rings?

I spoke with as many as 10 new clients per day because the phone was ringing off the hook all the time.  

The guy never went to work at all but instead ran a rather lucrative ring right out of the unit.  

Read their "corporate profile" and listen for the "ring of truth".

I just don't like it when it has an o-ring in it that could one day fail and leak.In my opinion, sharkbites, like AAVs studor vents are great "last resort" type solutions to solve impossible situations. 

Either way, it keeps my phone ringing and I think its a whole lot more effective than some pretentious "Our brokerage is comprised of only top performing agents blah blah blah" I like the fact that I'm getting batting practice talking with people in the area that want to know what their home is worth.

Not only that, but you spent all of your down payment money on a ring.
