I am a general contractor so I am use to working with homeowners and all their changes they make during the construction phase (which they pay for change orders). was hoping to see that it worked for some.

I personally am in the processing of going through this scenario and obtained a HELOC through a local credit union before the pre-approval process with the lender I am using to purchase my property.

My offers are not considered with the 30% less than ARV formula minus repairs I am using.

. :)that's exactly were I get mine.. when I go to title company in our area I walk into guild mortage and swipe a month old one. they do list nationwide HML ers though loan limits rates etc contact info.. much better than the scammers we see on BP LOL  What I've found amusing of late is that every 3 or 6 months they find an excuse to put Bush Jr on the cover.

I am using the fund on a fixer upper not a turn key properties.

I am using it to help me get started in locating another Airbnb/Short Term rental investment.  

I would rather look at some middle ground where I am using leverage but not overly leveraged.

I always find this most amusing because the accuser is generally one with far less education than the accused.
