Need to get properties under contract, ASAP!!!

I am new to real estate investing and am starting out as a wholesaler in the SF bayarea. I have several cash buyers ready, however I am in a big sellers market right now and everyone is purchasing properties at or even above asking price! My offers are not considered with the 30% less than ARV formula minus repairs I am using. Help! I don't want to let these cash buyers wait too long it's been a month already.

I understand feeling the hurry to feed properties to cash buyers, but they aren't going any where. Put them on the back burner set up an auto responder to keep in contact and focus on deal hunting. If your deals are good enough they should remain receptive or another investor will come along.
