I've been bouncing this idea around -- trying to keep the math simple and letting my pops easily see how much he will make without much calculation:A loan of 40K (100% of purchase price)Minimum monthly payment of $400.The loan can be paid off anytime.If the loan is paid off in the first year, he makes a flat 7% on the loan ($2,800, for a total of $42,800).If the loan is paid off in the second year, he makes 7% for each of the two years ($2,800 + $2,996, for a total of $45,976.And onward... until the loan is paid back in full (including the yearly interest amounts).It is likely I will pay the loan off in 1-2 years, and I want to make sure pops receives enough ROI to want to do this again.
