While searching for an answer to my conundrum above, I started to learn simple vocabulary like depreciation, inflation, amortization, etc. 

Learn some vocabulary, read the simplest real estate books and read posts here on BP.Try to understand what investors are doing and why.

Flipping" doesn't even seem to be in your colleagues' vocabulary.

Right now, I would just like to gain as much knowledge as I can as I do not know ANY of the vocabulary or even general process of the real estate process.

Like BP podcast said you have to know what you are asking for and vocabulary in order to let the agents know you are an investor. i asked the active agent for NOI and taxes. these are basic info. she asked me on email are you an agent?

In my vocabulary, "investing" refers to deploying money for returns, so you cannot invest without money.

There are so many out there that are luckily have adapted to be more user friendly and you can understand the lingo without having to be have CPA vocabulary.
