Where buyers/tenants can view dozens of properties in a day to screen out less desirables then schedule with a real agent to see the home in person!

Does someone have experience buying a foreclosed property and keeping the existing person/family living there and converting to a tenant? 

I have owned/house hacked these properties for 8+ years and all expenses totaled up (including rehab projects upon purchase, major cap expenses, CPA costs, etc.) comes out to $1,200 per month.

In particular, now I make sure I can talk to the person who will be my direct contact at the company.

If you don't look at them before buying in person, you will get burned at some point and regret it.

I think once you have 10 or more, it's probably smart to have your own people.
