New to BP and looking for a new market to invest in

Hello. I'm a new member here and currently live in Houston, TX. We have owned a STR in Florida's panhandle, which has done very well for us for 10 years. We also own a LTR in Fayetteville, AR. We are wanting to add to our real estate investments, but are having a difficult time deciding which market to consentrate on. I'm particularly liking the idea of a dulplex, and "House Hacking". I'm very interested in what others have to say about the various markets, and look forward to conduction research with the help of this group.
