I love living in CA, but if you're an investor and like to have your properties in LLCs, it kind of suck. $800 yearly tax for each LLC.

Kyle  My father-in-law did this by creating a portfolio that is primarily debt-free single-family rentals in the city he lives in.

You don't want to get stuck with negative cash-flow because you can't find another care facility tenant to rent it.Also, probably want to check with your insurance provider and see if all those tenants who are likely to fall and break a hip are going to be an issue for them, and look into the legality of what happens in the care facility owner dies and you're stuck with 5-8 tenants in the home with no one to care for them and no living descendants.

Alternatively, if your daughter lives nearby, why not have her buy into it and live there?

She houses a nurse in each home along with adult patients that need living assistance due to mental retardation.

Here’s my situation.I currently live in upstate New York but am looking to move to Texas.

My son currently lives in the townhouse b/c he is going to school and works in the area.Since he is young and starting out in life, I would like for him to only cover the basic costs (taxes, HOA, utilities) just enough for me to break even (I believe that will put him slightly little lower than market rent rates). 

My brother lives in La Jolla and I know hundreds of investors in coastal Southern Cal.
