This is a blood, sweat, tears, and toil kind of thing to learn how to profitably renovate an old MF building with tons of deferred maintenance issues and turn it into a tight little ship that puts a lot of money in your pocket.

It will largely depend on how good you are at finding the right deal, negotiating the best price, managing the rehab and running a tight ship as far as the day to day property management.

I also prefer the team atmosphere, "a rising tide lifts all ships" or something like that right?

I have seen some turned into jewelry stores, camera display store, restaurant speakeasy type thing, Fed Ex shipping type place, etc. 

I wouldn't have told the tenant I intended to sell the house but that ship has sailed.The tenant is responsible for the full term of the contract.

Please correct me if I am wrong as I am about to jump ship to MF.1) My SF properties often are empty at the same time - summer - because everyone is moving after the school year.

I shipped them to property managers instead.
