New to Pittsburgh, PA

New out of state investor from Flordia. I was looking in the Pittsburgh, PA area. I like the city of West View. Anyone know what expected CAP rates are there?

@Ryan Thomas there really is no statistical cap rate in any area. It will largely depend on how good you are at finding the right deal, negotiating the best price, managing the rehab and running a tight ship as far as the day to day property management. If it was as easy as knowing exactly what the cap rate for each area is then it would be easy. Its not easy  so step one is getting the know the area like the back of your hand and become a black belt at the basics which I outlined above.
