Oh ok Susan you had to actually do the landlord side of things then like the w-9 and Ach form .

The long answer to this is that I've recently put together a class on which banks are best for landlords, as well as the separation of accounts for landlords and I'm currently working on ACH set up and how to incentivize this for tenants. 

It is a bit much and if you do not have a competent contractor, it will be a head ache.

When a deal goes through, the"cash" funds in the banking account of the buyer is transferred to the seller's account with a wire or ACH transfer which is heavily tracked.

As we all are aching to embark on our next real estate project, there is a lot of information to assess before anything happens.

No landlord head aches, take the money and buy another property to avoid the capital gains and flip again. 500x12 = 6000 , it would take 10 years of rental income with no issues or surprise repair bills, to get that amount of cash out.

The only fee I pay is to speed up ACH, $3 per month.

.- It is completely free for a landlord unless you decide to cover the $2 ACH fees for tenants, which I think many people choose to do.- There is a cost to tenants for rent payments.

I filled out the ACH Form and thought I would get direct deposit but I received a check on yesterday (7/26/2021) Once your status says "Payment Being Processed"  that mean you are in the last stage.
