Best property management software

Hi BP crew,

I would love your recommendations for good property management platforms. I’ve looked at avail, turbo tenant, innago and a few others but it’s hard to compare across them all. This would be used for condos and small multi family units - 15 doors in total. Criteria that I’m hoping for are:

- preferably no cost to landlord for subscription

- rent collection possible (and preferably at no added cost to tenant - some have a 2.5% fee even for direct deposit)

- maintenance requests

- document storage (lease, receipts etc)

Any feedback welcome! Thank you in advance!

No matter how many doors you have/software options you look at just remember that there isn't a one "best" for everyone and chances are even at 15 doors you may not find one that does everything you want in a great way.  So if you find one that handles the top 3 of your wants that might be great and you may have to accept the poor way they handle the other one.  Or you can look for an alternative for that other one they don't handle well.  We use several different solutions to cover all of our bases.
