Her little brother is a mechanical engineer and is absolutely crushing it. 

Not to be too gloomy, but people have destroyed their marriages and/or killed themselves after getting buried under crushing debt that they had every intention of using to become wealthy. 

I hope everyone crushes their 2020 goals !!!

Yes there are some people who crush it immediately but the list of people who are financially feee (defined as your passive income providing for every need and want, with no possibility of a downturn or recession changing that) at age 28 is very very short.

There is no compensation for this, but I am her family's realtor and she needs help, and I'm happy to give it- she is crushed and overwhelmed and I've got her back.There are a lot of bad realtors out there.

Our shared driveway is dirt and maybe we should add crushed rock for more curb appeal and no muddy shoes if renters come in during/after rain? 

A) those are both active jobs for yourself so they won’t create the passive income to eliminate your W2 - they will just create a new W2 like job for you and B) with your current income you will get crushed on taxes since both of those are active income and subject to employment taxes and short term capital gains.I would strongly suggest reading Tom Wheelright’s book on Tax Free Wealth or Amanda Hahn and Matthew Macfarland’s books on tax strategies.

My job is great and if I crush I may get a FT offer -- but then I think, what if I went into REI straight out of school with essentially no money.
