Looking for feedback on amenities for STRs
Hello everyone,
3 of us in my family invested in a BRRRR vacation rental duplex. The property consists of 2 detached ~1,150 sf. homes on one lot with a decent sized deck in between with a shared laundry room. First dwelling is a one story with 2 bed, 2 bath, and a flex being used as a bedroom. Second dwelling is a 2 story with 2 bed, 1.5 bath. Shared dirt driveway with alley access for the second unit and metal gates for both. The property is in Galveston, TX, good location close to the beach, parks, amenities, restaurants/bars. From the front house, one can see the ocean and it is a 2 minute walk to the ocean from the property.
We put in a good amount remodeling/updating both dwellings as well as decorating/furnishing to get modernized/rent ready. The issue we are having is trying to figure out how to separate ourselves from other STRs. We have a great location, clean/updated interior, modern look (went with more modern look and less toward the typical STR beach house with over the top beach puns/decor).
Any suggestions as to what amenities y’all have at your STRs or have seen at STRs that go above and beyond to provide a “memorable factor” would be great! Currently we provide snacks and coffee, grill, and property has an outdoor shower.
Currently only a few things are coming to mind. One being adding air purifiers to each dwelling or maybe 1 per bedroom only. Another is investing in the deck to make it very appealing to spend time at. Our shared driveway is dirt and maybe we should add crushed rock for more curb appeal and no muddy shoes if renters come in during/after rain?
We aren’t having any issues getting renters. The goal is to try to increase the experience for the renters, get better reviews, and be able to justify increased pricing while still keeping a high occupancy rate. Again, any suggestions are appreciated!

James, I live on the island while rehabbing a rental. I can't speak for myself but my sister has a vacation rental here and she added baskets with beach towels, inexpensive flip flops, and children's toys/board games. I thought that was a unique touch since your guests will most likely be visiting the beach. Also, an outside faucet with a hose would be helpful for rinsing off the sand before going inside.
