I have a property that is a great starter home, well taken care of, but is not updated…IE small bathroom and small closets in bedrooms which makes it a bit difficult to find renters.

(After changing the door knobs...violation) limiting my access to just the furnace.When you send an inspection letter, they get defensive and hide serious problems.PM letters that state that we will be doing repairs allows them to complain about everything, while making it less of an intrusion when you are going into their master closet (and the noticing the water damage stain caused a loose screw in the overflow plate when they take a bath.

In case it makes a difference, that I do have experience with cosmetic overhauls in my own homes, such as doing new kitchen cabinets, new floors, appliances, etc...as well as updating bath and turning a regular closet into a walk-in with organizers.

What a decent HO6 policy will likely cover: When the place gets destroyed, it will pay for a complete repair of the unit including flooring, cabinets, closets, bathrooms, kitchen including appliances and garbage disposal, painting, lighting, window treatments, laundry hook-ups, wired smoke detectors, door bell, etc, and all of it with the necessary permits!

And it hasn't fallen apart yet...LOLShower Mat - Everyone keeps putting mine back in the closet and not using, so it stays really clean. :)Shower Curtain - Yes definitely the inside liner, to get rid of water spots and any of that ugly orange growth.
