Unless I would consider the tenant to be outrageously awful, I wouldn't go to the extreme of reporting them to SEC 8, making them lose their voucher, but there are times I feel morally responsible to my fellow landlords and the US taxpayers to do just that. 

Having been convicted or found guilty, regardless of the manner of adjudication in any jurisdiction of the United States of a misdemeanor involving moral turpitude, sexual offense, drug distribution or physical injury, or any felony, there being no appeal pending therefrom or the time for appeal having elapsed.

Unfortunately not everyone is trustworthy, honest and moral on this site.

As a college student it's not always easy to eat healthy but I've started being way more intentional about eating plenty of fresh, organic produce,  cutting down on  my sugar intake, and abstaining from the consumption of alcohol.

(I've often though about registering the DBA of "Karmic Realty", slogan:  get what you deserve.)Do the right thing (according to your own moral compass) and you can make money AND sleep at night.  

Moral of the story: If you want to do a deal a month or so you can pick one niche' and just run with it.

Some states have laws of what you do and do not have to disclose, but some things may need to be disclosed for the moral aspect of it.    

The moral of the story & Jay I think you'll agree is folks who are brand new to the game need to focus on 1 thing & 1 thing only.......Stacking some of their own cash. 2nd job, 3rd job or driving Uber.
