It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.Make sure your property manager is a licensed real estate brokerage.Google Clayton Morris and/or Morris Invest for a cautionary tale of what not to do when buying turnkey real estateUnderstand you can not eliminate all risk, only mitigate it.

LOL and made a tidy profit.. so that was good.I think that activity has calmed down a lot.. so if from the sounds of it you have access to actual cash that is liquid you probably stand a far better chance at picking up deals by going to the auctions in Henry Clayton and maybe a county farther south.. its easy there they are once a month and well attended...I suspect you will be able to buy a few homes within 2 to 3 months at auctions..

@Jing Qian Is this by any chance the famous Ocean Pointe/Morris Invest group of people?

Morris investors would have saved a ton of money doing so.But now is where the touchy feely stuff goes out the window.Lets say every trip out equals one years cash flow..........The question one needs to ask is how much cash flow you willing to spend on non-appreciating property in the heartland?
