Unique questions to ask property managers

I am new to the Memphis market and am looking to call up a few property managers. What are some unique questions to asks property managers. When I first started talking with property managers, I asked the typical questions like do you have a maintenance crew, how many units do you manage, etc. I felt they were always giving me the right answers. I was curious if anyone had some unique questions they asked?
