Smaller than what I would like ideally, but it is rented through 12/31/2017 for $900/mo and listed for $67,500 which includes "$32,000 in repairs" which include a newer metal roof, new flooring, new zone AC (the type with a compressor outside and a single wall-mounted evaporator/blower inside.

Account Closed   I was just in Chicago  NIce balmy 0 degree's but you should see what they do to secure homes that are being renovated or have gone vacant.. its called a Dawg system.. you can probably google it.. but its metal doors and window guards that cannot be removed unless you have a jaws of life type of apparatus.

Todd,  I think as it relates to the Portland metro area.. we are seeing a ceiling for sure on rents..and I see move in specials I saw a sign offering 400.00 referral fee for a new tenant.. ( which not sure how they can do that legally speaking).. and I know some of the new A class product is stressed in our area.. simply because the projects take years to build and build cost now for a metal glass elevator building is 400 a foot or better.. and expected rents on those units have dropped not risen..

Also the 2nd house has an addition built to be a closet for a bedroom that is held up by two metal support beams but it still slopes and feels as if you could break through the floor if you jump on it hard enough.
