Hello, I am looking for advise if this deal looks solid

4BD, 1 bath 1500 sq ft house, new metal roof on house and garage, house needs updating, around 5-7k in updates. Asking price is $58,900, I was thinking of offering 42K all cash, no contingencies and a quick 7 day close, with 50K total invested, it will rent for $850 a month, do these numbers look good? I will be doing the BRRRR strategy here. Taxes are 1197 a year, insurance 600 a year.
