This could be as simple as clogged drain, low on Freon, coils are dirty, etc. . . but they are a good tenant who pays on time, and the maintenance reserves I have in place for the unit should cover the cost of reasonable unit I think.

I ran the gas line & they installed the double intake/exhaust Al pipes to the top of the chimney & added a metal chimney cover/cap with a separate vent cap.

- Wet rot down to bottom most layer of floor boards- Cracked tiles- Rotted beam next to tub- Re-sheetrock and put shelving back together- Bath vanity set aside but not damaged- Tub is metal shell type, not solid- I can live without a bathroom for a few days to 2 weeks.
