This is one place where it might be better to install plastic or wood shelves, instead of metal... the detergent and bleach and stuff may eventually rust a metal shelf. 

This is true for any kind of investing, be it real estate, stocks, bonds, precious metals or businesses. 

This could be as simple as clogged drain, low on Freon, coils are dirty, etc. . . but they are a good tenant who pays on time, and the maintenance reserves I have in place for the unit should cover the cost of reasonable unit I think.

We also usually call one of our area junker/metal guys and they will take a lot of metal stuff for free. 

I ran the gas line & they installed the double intake/exhaust Al pipes to the top of the chimney & added a metal chimney cover/cap with a separate vent cap.

There is some metal flashing under the deck to drain water and not flood the patio.
