I have found a majority do not want to keep actively land lording, keep assets in a potentially unstable political climate, and only access up to 75% of the properties value versus 100% for a 1031 exchange and go passive.Within NNN there are many structures for leases, price points, rent increases with timing etc.    

Not sure what the LLC tax climate is like in MN, but here in CA each LLC must pay a *minimum* annual tax of $800.

Any thoughts on vacation properties with the current economic climate?

The Basics: I've been watching the micro-climate that is San Diego's short-term vacation rental market since I moved there in 2015.

They are what we call "Snow Birds", they have a house in a sunny climate for winter use. 

Grandmother is retiring to warmer climate next summer.

In warm climates away from the ocean I’ve done great with pools for buy and hold.

We will be in a warm weather climate - Arizona - so no snow. 

I personally have no clue.. never seen a political climate like this one..
