I've thought about t old fashion way of fixing my credit and waiting until I can get approved for financing, tax liens, or wholesaling. 

Older houses had cast iron pipes, the over the years galvanized pipe and then copper came into fashion.

I have a job way outside of the real estate sector, and I am finding that I just can't get my hands on that other vital source of information, which is the people who have been in the business for years, and have that incredible amount of knowledge gained through good old fashioned experience. 

Light color fixture is fashionable.

But I still would have 1 deal in 20 where I get ripped off in a minor fashion.  

Perhaps this is an "old-fashioned" idea or concept??

If you go that route, LL should be asked to pitch in and compensate in some fashion for the additional expense.

Business success is all about the marketing.Since you are in a new area I would think you would want to meet new people to build your network as you know the results you can get from referrals within your network.Consider producing a flyer or brochure and starting in logical fashion walking around the neighborhood in which you live.

Throughout this process, I have interacted with hundreds if not thousands of others and in one form or fashion, have truly impacted lives.   

I have always worked the markets to my advantage (good old fashion no brainer stuff like "buy low sell high").
