New to BP - My brief intro

Hi, all. I will start by saying I have a passion for real estate. My focus is on buy and hold. We (my wife and I) currently have three SFRs rentals. We bought our first house back in 2002. We decided to rent out our house and we bought a condo in 2003 and the rest... Well, you know, is history. We bought, lived in and sold depending on the market. In 2009, guessing we were at the bottom of the real estate market, we bought two houses as long term investments. We want to have at least 10 SFRs in the next 6 to 8 years. I have some extra time to pursue growing our real estate holdings. However, the timing is bad because this is not the time to simply and safely buy and hold because I feel we are approaching the top of the market in my area. I have always worked the markets to my advantage (good old fashion no brainer stuff like "buy low sell high"). Now, I want to flip a couple in the next year but don't want to get stuck with a house because of declining prices. I want to have my cash ready for the next bottom of the market scenario but don't want to just waist my time either sitting on cash... Oh what to do??? So, I'm going to be thinking outside my box and seeing how I can make a couple bucks (if possible) in this market. Looking forward to being a part of this community and I hope I'll be able to contribute as well as learn. Randy
