There are properties we would have jumped on in 2013 that we arent coming close to finding in 2014.Because my wife and I work regular W-2 jobs, there is no sense of urgency on our part to do a deal just to do a deal. 

Getting the property renovated and rented is key - after that (assuming it's cash flow positive), you have some breathing room and there's not as much urgency on the refi.The HELOC and the loan against your stocks are both great options for low cost debt. 

You can always list it and say that showings start August 10th or whatever.You could do a group showing, which may create some sense of urgency?

Pricing your home at market value is important, and the urgency and timeline for which you wish to sell your property is just as.

Usually those reports prioritize the urgency of repairs in a similar order as @Brian Sparr. 

It may have been a combination of lack of urgency with the management company and just bad luck with the tenants.

Safety and income should hold the urgency.
