I want to figure out what issues out of state investors face from a property management standpoint.

Agreed with what Marlen said.  I have a property out in Atlanta and although things have went pretty smooth overall, it gets a little difficult because sometimes I want to step in and call my tenant, repair person and so forth.  I have to let go and trust my property manager is doing his job.  And he hasn't proved otherwise.  I've always heard it's difficult finding good property managers.  I would say build your team and have everything in place, prior to buying anything.
