I've noticed that many developers/operators who are syndicating their deals and brokers (yes, their numbers are always "optimistic") who put out that their OMs for properties they're offering have ATC/Turnover costs about 300 a unit?

First step is to educate yourself fully on the market, the type of properties your looking at by reading the OM or listing completely and do as much research as you can on the property, area, rents, values etc.
