Medium term rental challenges

I'm located in the New Orleans area and having a few challenges on listing sites getting my property noticed.  Furnished Finders has been an extremely disappointing experience & the customer service was unable to find a solution.  Any helpful tips would be appreciated.  Thank you in advance.

Do you pay additional monies to promote your property? 

What differentiates your property from other properties?

Is it priced accordingly?

What sites do you have it listed on? 

I know in New Orleans I believe you need to have a permit, do you have the permit required?

1. yes I pay to upgrade  the listing 

2. my location is centrally located, free parking om premise, free use of washer & dryer, large living area and kitchen. Quiet residential neighborhood in middle of the city 

3.its  just a bit higher b/c its fully furnished all utilities and post cleaning fees are included in lease 

4.Air BNB, VRBO, Zillow, Trulia, & a few FB groups as well

5. as long as it is more than 30 days it is not considered short term rental in New Orleans 


If you are on all those sites, then it comes down to one of two things: the area is not conducive to mid term rentals or the price. If the area can support a MTR then its price, if the area cannot support a MTR then price does not matter and you should look at renting it as a long term rental. Hopefully when you ran the numbers on it you did not run them on best case scenario and made sure they also work as a LTR.
