Why wouldn't they just sell it off to someone they have worked with in the past, or list it themselves?

Double check it with some trusted professionals, if they agree with your numbers, then I'd say go for it.. see if you can ask the listing agent/seller/whoever is connected to the property what offers they've had in the past or what was the recent activity if you are skeptical.But as one poster mentioned..if the numbers work, they work...

My modus operandi at the moment is I make a calculated decision, I either believe you are a serious investor, have cash to make the deal happen (or can get it) and I work with you, (typically a real live investor will want to show off properties they've acquired in the past) or I simply blow you off.

If this is a multi family house or apartment building the inspector was probably not going to go on the roof anyway and the interior attic inspection is actually pretty valuable to determine if there has been past or active leaks.
