Different areas have different metrics that decide how well they are doing.

I've picked up several really good deals because a tenant operator ran the business into the ground to a point where the property owners just wanted or needed out. 

We allow pets so it is no big deal.In the end, it is the animals owner who needs to make the decision.

None the less, its a very investable area and owner friendly state.

Usually the numbers don't work to build in these neighborhoods, unless government tax credits, etc.CCLBA has really cheap parcels for sale for owner occupants.

However the owners retired and her team left when she sold the businesses.

That should really be the deciding factor...is it necessary and a large enough project to include the permit process?
