Smart TV in the living room.  2 washers, 2 dryers, 2 refridgerators, fully stocked kitchen, gas grill, charcoal grill, fire pit with wood, bedrooms decorated like Hugh Hefner's mansion. 

I noticed most of my tenants had bbq grills but no patio furniture.

I currently have a 3 bedroom, 2 bath 1,450 sq ft- 2 car garage + RV hook up- with secluded backyard & Chief kitchen in ABQ- looking @ $125 per night $110 per night$55 cleaning$51 service fee$54 occupancy tax$270 per nightHigh end bedding- 2 car garage + RV hook up- Stellar, grass backyard, with grill, patio cover, grass and games....thoughts?

I lived through Hurrican Hugo and I lived in my house with no electricity for weeks.So some of your tenants may come back in a couple of days.We had a cooler and a gas grill.

My top places will have 2 refridgerators with ice makers, central air, 2 grills, 2 washers, 2 dryers and a streaming HDTV with cable in every bedroom. 

Less risk, probably more reward, allowing more informed decisions.In the mean time I've installed a nice fully equipped home gym in my home and have been working on improving my physical fitness, and have also been increasing my outdoor grilling skills (with the Covid thing, I've temporarily given up restaurants--I do miss Olive Garden though).So instead of slacking, I've simply focused a little more on lifestyle.Good Luck!  

Consider using your microwave or grill to cook and prepare food.

With that being said, for me the sweet spot is 3 - 4 bedrooms with a private pool and a grill. 

Are there any features that should be included to draw additional value (social areas/patios, bike racks, permanent grills)?
