Short Term AirBNB safer than hotel?

Just purchased a pristine home in ABQ- Lock n Leave- Looking for an executive renter, AirBNB, or people renting, until home get's built.- Less staff, 24-48 hour turn around- Super clean- Thoughts on these, moving forward?

Hey @Igor Sinchuk, I would disagree with you on this. I always use VRBO or AirBNB for any travel if I can swing it. If I am traveling alone, I get an AirBNB room somewhere. As a family we use VRBO/HomeAway to grab a house or condo.

I think many folks would disagree that a typical hotel doesn't clean as well as a well run VRBO home. Plus you get a 150sqft room for 270 or a 1500sqft house for the same rate. For a family, no brainer.

$270 a night, that's almost $2000 a week.  No executive is going to go for that, neither will people waiting for their house to be built.  I've got a house that brings in $2000 a week when there is a lot of work in the area, but it's a 3 story house with 4 baths and 8 beds.  It's also haunted.

It’s anyone’s guess.

A lot depends on how Covid behaves. If it completes it’s global ride and dies or diminishes, people will forget a lot and get back to booking Airbnb’s and hotels alike in a big way.

That said if we have another spurt of cases, a second wave etc, everything will stay muted.

The CDC has recently clarified that the virus is primarily spreading from person-to-person contact rather than contact from infected surfaces.  Hotels have shared hall, elevators, lobbies, parking lots, etc and much more likely to come into direct contact with other individuals or groups.  Entire homes on AirBNB will have self-checkin with no interaction at all.  I know which I would choose.

I've been reading this thread and taking info in- So, at the end of the day- I believe in the "current Corona issue" Air BNB is the way to go.

Why?

1- Hosts have "skin in the game"

2- They will always clean better @ Top rated properties

3- Space, Space, Space

4- Breakfast at any hotel is a "NO GO"

5- We have 1,450 sq ft, 3 bed- awesome yard

@Jan Fensterer can you buy a Hothel???? Most posters on BP are not able to buy a hotel at their current stage, but a single family house is a lower bar of entry.

Thank you for your opinion. And I definitely agree with you, that there are many guests who would prefer to stay at Airbnb property, rather than hotel.

I believe there are plenty customers of both types. So it’s a personal preference of each traveler.

My opinion is mostly based on current markets I’m engaged in, which is Southeast Asia, Greece, Spain, Switzerland and Canada.

Hello Jan.I believe STR might not be the preferred accommodation for travelers, whether they stay for business or leisure. Cleanliness concerns will have a significant effect on the decision-making process of potential guests. If you look at it from a guest perspective, hotels might be a preferred option due to professional cleaning staff and high housekeeping standards (we are talking about 4-5 star hotels, based on the daily rate of $270). Guests have no guarantee that hosts take all the measures to ensure property cleaning of the accommodation.

Hey @Jan Fensterer, I would say no. Right now I am getting a few inquiries about a longer term STR. Around 3 months. Our home rents for $289 a night and no one will pay that.

They want us to cancel the current guest bookings and take a highly reduced amount. I am not sure what they thought was going to happen. No way I am cancelling any guests who booked up to a year ago for their vacations.

I think you will find a place like are talking about won't bring the $8100 a month you would be getting at that nightly. Just ask yourself, who would pay that for your home? Certainly not a family having a house built. I used to travel for work a bunch and there is no way I would book a house for that kind of dough. Just my 2 cents Jan.
