Make sure there are heaping portions of emotional distress, harassment and slander.

I've only ever heard of using manure on a lawn in the fall to promote spring growth, if you do it out of season along with other measures to harass your tenants they may complain to housing boards or worse they may contact a lawyer of their own. 

But I could also see the guest turning around and saying, "The host harassed me for leaving a negative comment."

Have your friend call the police for harassment on the discussing tenant if he gets angry with him for doing any of those things.Basically, think of all of the most annoying things a tenant can do to another tenant and just hire a friend to do it to him.

I do understand you guys are very busy and have millions of things going at once, that is why I tried not harassing her with investor questions at first.
