I was working as a middle school science teacher for 2 years but have shifted to doing real estate full-time.

See Jay Z and Beyonce are just like regular Americans....except their mortgage is about $250,000 a month...They are reportedly billionaires but..I guess they wanted to lock in that low 4% interest.It would be pretty fascinating to see the financial records and income streams of some of these ultra wealthy folks.I wonder what type of real estate they might own besides personal residences if any. 

Personally I really need to live in Hawaii, and be able to visit different places that I find fascinating and enjoyable.

Rental comps are an art, not a science.

The underwriters I deal with are going to look at your "management" experience but running a car wash business is not rocket science.

@Michael KalisYou can't guarantee how the real estate market is going to be because what I've learned is that there isn't an exact science to it.

How you ultimately financed it, upfront when you purchased it (or how you might refinance it later) is irrelevant.Just do a simple search on the internet for depreciating rental real estate property, you will find a virtually limitless number of sources that can explain basic depreciation mechanics - its not rocket science.

As a little background information, I have a degree in General Science from Morehouse college in Atlanta Georgia, a degree in Civil and Environmental Engineering with a concentration in Construction Management from the University of Michigan, and I just graduated in June from the Darden School of Business at the University of Virginia with an MBA.
